In November, 1998, Project Control Group, Inc. was retained by 838 Associates, L.L.C., an international real estate developer, to manage the condominium conversion of 838 Fifth Avenue and 2 East 65th Street into a single property. The 80,000sf complex was developed for fourteen "mansions," with extensive views of Central Park at 65th Street. Interior demolition commenced December, 1998, with construction completion and occupancy in May, 2000. Pivotal to the successful completion of this process was the initial planning phase. Determining the maximum available useable area in the context of the building height, setbacks, Landmarks and zoning requirements allowed the developer to determine the profitability of the project. This dynamic exercise also accounted for efficiencies in apartment layouts and MEP stacking. Concurrently, a project budget and schedule was developed to reflect all costs and timing in bringing the development to the marketplace. With the entire infrastructure element in place, the design of each apartment was considered in great detail. This interactive process between Project Control Group, Inc., the developer, the architect and the marketing consultant resulted in a design that kept within pricing parameters while presenting a concept that was in harmony with the adjacent structures and neighborhood. With the design completed, the marketing phase of the project was initiated through identification of project elements that would be included in the brochure materials. Upon the establishment of the marketing materials, the developer entered the marketplace and pre-sold the building units.
